Bayview PACE closed a $20.1MM innovative C-PACE loan for the construction of a $72 million, 324,000 square-foot headquarters and flex/industrial facility for Master’s Transportation in Kansas City, MO. The PACE provided a complementary role in the capital stack of the development, which is now under construction toward a 2025 opening. Simmons Bank provided a $31 million construction loan and $20 million in sponsor equity.
The Opportunity
By partnering with Bayview PACE, the bank was able to hold the project proceeds and deposits in-house without needing a participant. This partnership allowed the bank to increase leverage, which played a crucial role in winning the deal.
