Coral Gables, FL (Jan. 2026) – Bayview PACE, a division of Bayview Commercial Mortgage Finance, today announced the closing of C-PACE funding for buildout and refinance of improvements for a 205,000 square foot flex industrial building at 355 Maple Ave., Harleysville, PA, northwest of Philadelphia. Located just 3 miles from the
I-476 Pennsylvania Turnpike, the site provides efficient access to major highways including I-276, I-76, and
I-95, connecting to the greater Mid-Atlantic and Northeast distribution networks. It is also 18 miles from the Lehigh International Valley Airport, 42 miles from Philadelphia International Airport, and within a two-hour drive of New York City, Baltimore, and Harrisburg.
Owner Venture Velocity Partners acquired the property last year and has completed $6 million in improvements to serve an incoming slate of tenants led by Care & Share Thrift Shoppes which leased 156,000 square feet, more than 64% of the project. Care & Share, founded in 1975, is a nonprofit thrift store with a retail location in nearby Souderton, PA, and the organization is also part of a non-profit network serving communities around the world affected by conflict, poverty, or disaster. Other leases are pending.

The 355 Maple property is in the desirable West Montgomery industrial/warehouse submarket where vacancy rates are at a healthy 9.7% and market rents have increased by 2.7% year over year, according to Costar.
The builder for the improvements is AP General Contracting LLC. Velocity’s internal leasing team is assisted by Flynn Company real estate brokerage. The company’s affiliate, Last Mile Management LLC, is the property manager.
