Having successfully collaborated on previous projects with Bayview, the developer initially planned to use all equity for their new development. However, they once again recognized the distinct advantages of C-PACE financing and decided to leverage it for this project.
The developer was able to preserve a portion of their equity, reduce overall cost of capital, and improve the project’s financial performance. By reducing their cash flow needs through the use of C-PACE, the developer was able to redirect their available funds towards other projects. Bayview structured a $15.5MM C-PACE loan for this project. Consequently, the developer could accelerate their overall project pipeline, enhance the value of their portfolio, and capitalize on new opportunities.
